The Best Real Estate Platform for for Philippine Brokers & Agents
Every broker, agent and property owner in the Philippines eventually asks the same question about a listing platform: what do I actually get for my money? Most platforms answer that badly. They bury the real limits in fine print, change prices every quarter, and leave you guessing whether the plan you picked is the one that will actually bring you a buyer.
GRID takes the opposite approach. The platform runs on four plans with published prices and published limits, and those prices are standard and permanent. There are no seasonal price cuts, no negotiated rates for one broker and not another, and no surprise charges once you are inside. What you see on the pricing page is what every member pays.
This guide walks through all four plans, explains what each number on the pricing table means in practice, and helps you figure out which tier matches the way you actually work. Whether you are a solo agent testing the platform, a licensed broker with a steady pipeline, or a brokerage running dozens of mandates at once, there is a plan sized for that.

What You Are Really Paying For on GRID
Before comparing prices, it helps to understand what a GRID subscription buys. It is not simply a place to upload photos. A GRID plan buys you four things: visibility, trust, buyer access and intelligence.
Visibility is where your listing appears and how high it ranks. Trust is verification, which is the badge that tells a serious buyer your listing is real and your authority to sell has been checked. Buyer access is the number of inquiries you can read and the number of matched counterparties you can unlock each month. Intelligence is ARIA 2.0 Insights and the Business Intelligence Report, which tell you what the market around your property is actually doing instead of what you hope it is doing.
Every tier gives you some of all four. The difference between tiers is how much of each you get, and the jumps are deliberate. Free gets you onto the platform. Essential gets you seen and trusted. Pro gets you more buyer activity. Premium removes the limits entirely.
The Four GRID Plans at a Glance
Here is the shortest possible version of the pricing structure, so you can place yourself immediately before reading the detail:
- Free, zero pesos, lifetime. Your listing is live on GRID, basic ARIA insights, five inquiries a month, no match unlocks, no offer sending, twenty trial AI run tokens.
- Essential, ₱1,500 per 30 days. Listing verification and the verified badge, exposure to search engines, deep ARIA insights, ten inquiries, three match unlocks, up to three offers sent, one hundred AI run tokens.
- Pro, ₱3,500 per 30 days. Priority placement, twenty five inquiries, ten match unlocks, up to ten offers sent, two hundred fifty AI run tokens, one included featured listing slot, private listing uploads.
- Premium, ₱6,500 per 30 days. Top priority placement, unlimited inquiries, unlimited match unlocks, unlimited offers sent, five hundred AI run tokens, three included featured slots, unlimited private listings.
All three paid plans also carry prepaid discounts of ten percent for three months, twenty percent for six months and thirty percent for twelve months. The savings on the annual term are substantial and covered further down.
The Free Plan: Get on the Platform at No Cost
GRID does not ask you to pay before you have seen the platform work. The Free plan costs nothing and does not expire. Your listing goes live and is visible to the buyers, tenants and investors already searching on GRID, which is the part most sellers care about on day one.
On Free you also get basic ARIA 2.0 Insights, which gives you a read on your property and its immediate market, plus the overview section of the Business Intelligence Report. You receive up to five inquiries per month, and you get twenty AI run tokens as a trial so you can see what the platform can calculate for you.
The honest limits matter here too. On Free, your listing is not pushed out to search engines, which means it does not pick up the Google traffic that drives a large share of serious Philippine property searches. You cannot unlock matches, you cannot send offers, and you cannot get your listing verified, so the verified badge that buyers look for is not available. Inquiries beyond the fifth arrive blurred until you upgrade.
Free is the right starting point if you have one or two properties and you want to see the platform in motion before committing. It is not the right place to stay if you are trying to close.
Essential at ₱1,500: Being Seen and Being Trusted
Essential is the step most working agents should take first, and the reason is search engine exposure. On Essential your listing is no longer visible only inside GRID. It is pushed out to search engines, which means a buyer typing a location and property type into Google can land on your listing. That single change multiplies the audience for the same property without you spending a peso on ads.
The second change is equally important. Essential is the first tier where GRID verifies your listing and awards the verified badge. In a market where buyers have been burned by duplicate postings, stale prices and listings posted without the owner knowing, a verified badge is a real commercial advantage. It is what separates a listing a buyer will act on from one they will scroll past.
Essential also upgrades you from basic to deep ARIA 2.0 Insights and unlocks the full Business Intelligence Report rather than the overview alone. Your inquiry allowance doubles to ten per month, you get your first three match unlocks per month, you can send up to three offers, and your token allocation jumps from twenty trial tokens to one hundred tokens per month.
At ₱1,500 for thirty days, Essential works out to roughly fifty pesos a day. For a broker whose commission on a single modest transaction runs into six figures, that is a rounding error against the cost of a listing nobody can find.
Pro at ₱3,500: Built for Real Buyer Activity
Pro exists for the member who has moved past the problem of being found and into the problem of handling volume. If you are fielding more conversations than your Essential caps allow, Pro is the answer, and the numbers reflect that.
Your listings move to priority placement, which puts them ahead of Free and Essential listings in how GRID surfaces results. Your inquiries jump to twenty five per month, your match unlocks go to ten, and you can send up to ten offers. Your AI run tokens rise to two hundred fifty per month, which is enough to run regular valuations, comparisons and market pulls without rationing.
Two features arrive only at Pro. The first is an included featured listing slot. This is a persistent slot, not a one time monthly allowance, which means one of your properties sits in featured placement for as long as your Pro subscription is active. Featured listings are the highest visibility placement GRID offers, and buying that placement separately costs tokens. Having one included changes the economics of the plan considerably.
The second is private listings. On Pro you can upload up to five private listings and view private listings shared with you. This is the tier for mandates that cannot be posted publicly, whether because the owner wants discretion, the property is tenanted, or the transaction is sensitive. A private listing lets you work a confidential deal on the platform instead of off it.
Premium at ₱6,500: No Limits for Serious Operators
Premium is built for brokerages, teams and high volume principals, and its logic is simple: nothing is capped. Listings get top priority placement, the highest position in GRID results. Inquiries are unlimited. Match unlocks are unlimited. Offers sent are unlimited. You stop managing your allowance and start simply working.
Premium includes five hundred AI run tokens per month, three persistent featured listing slots rather than one, and unlimited private listings with full viewing access. For a brokerage holding twenty or thirty mandates, three permanent featured slots plus unlimited match unlocks is the difference between selectively promoting one property and running an actual pipeline.
At ₱6,500 per thirty days, Premium costs less than most brokerages spend on a single week of social media advertising, and unlike advertising, the spend does not reset to zero the moment you pause it.
How Inquiries, Matches and Offers Actually Work
These three numbers cause the most confusion on any pricing page, so here is precisely what each one means on GRID.
- Inquiries received per month is how many incoming messages about your listings you can read in full. Free gives five, Essential ten, Pro twenty five, Premium unlimited. Inquiries beyond your cap are not deleted. They arrive blurred, and they become readable the moment you upgrade.
- Unlocked matches per month is how many GRID matched counterparties you can open and act on. Free gives none, Essential three, Pro ten, Premium unlimited. This is a single shared monthly cap across all your listings and all your buyer requirements, not a cap per listing. It resets at Manila midnight on the first day of each month. Matches past the cap appear as a locked preview.
- Offers sent per month is how many formal offers you can issue. Free cannot send offers at all, Essential sends up to three, Pro up to ten, Premium unlimited. Receiving offers and replying to them is unlimited on every plan, including Free. GRID never blocks you from answering a buyer who approached you.
That last point is worth repeating because it is unusual. No plan, not even Free, restricts your ability to respond. The caps govern how much you can initiate, never how much you can answer.
Understanding GRID AI Run Tokens
Tokens are the unit GRID uses for AI powered work: valuations, market pulls, comparisons and the analytical runs that sit behind ARIA 2.0 Insights. Every plan includes a monthly allocation, and extra tokens are available on a pay per use basis at a flat rate of one peso per token. There is no bundling game and no tiered token pricing. One peso, one token.
Three rules govern how tokens behave, and knowing them prevents waste:
- Monthly plan tokens reset each cycle and do not carry over. If your Pro plan gives you two hundred fifty tokens and you use one hundred, the remaining one hundred fifty do not roll into next month.
- Tokens you purchase separately are valid for twelve months, so top up tokens are genuinely yours to use on your own timeline.
- Plan tokens are always consumed first. The system spends your included allocation before touching anything you bought, which protects your purchased balance automatically.
Featured Listings and What They Cost in Tokens
Featured listings are GRID top visibility placement, and any member can buy them with tokens regardless of plan. The pricing is fixed by duration, and because one token equals one peso, the peso cost is easy to read:
- Seven day featured listing: 50 tokens, equal to ₱50.
- Fourteen day featured listing: 90 tokens, equal to ₱90.
- Thirty day featured listing: 175 tokens, equal to ₱175.
The longer durations carry a clear per day discount, so a thirty day feature costs less per day than three consecutive seven day features. Pro members get one featured slot included and Premium members get three, which means those plans effectively absorb a recurring cost that other members pay out of tokens.
One requirement applies to featured listings specifically. A featured listing requires identity verification and a valid Authority to Sell. GRID will not put a property in its most prominent placement unless the person promoting it has established who they are and proven they are authorized to sell it. That rule exists to protect buyers, and by extension it protects the value of the badge you are paying for.
Verification Comes First, Then Your Plan
This is the single most useful thing to understand about how GRID works, because it explains behavior that otherwise looks like a billing problem. There are two gates on the platform, and they operate in order.
The first gate is verification. Only verified members can send offers or see contact details, and this is true on every plan including Premium. Paying for a higher tier does not bypass verification. If you are not verified, the platform will not hand you a counterparty contact no matter what you are subscribed to.
The second gate is your plan. Once you are verified, your monthly cap decides how many matches you can actually unlock. Verification earns you the right to transact. Your plan determines the volume at which you can do it.
The practical takeaway is to get verified before you upgrade. A member who buys Premium while unverified will find the limits they were trying to remove are still in place, because the plan was never the thing holding them back.
Private Listings for Confidential Mandates
Not every property should be public. Owners of tenanted buildings, corporate sellers, estates under settlement and principals managing discreet disposals all have good reasons to keep a property off a public feed. GRID handles this with private listings, available from Pro upward.
Pro members can upload up to five private listings and view private listings shared with them. Premium members get unlimited private listings and full viewing access. Free and Essential members do not have private listing capability. If a meaningful part of your book is confidential, that single feature likely decides your tier on its own.
Prepay for Three, Six or Twelve Months and Save
All three paid plans carry the same discount ladder: ten percent off for three months, twenty percent off for six months and thirty percent off for twelve months. Here is what that produces in actual pesos.
Essential, normally ₱1,500 per month, costs ₱4,050 for three months, which is ₱1,350 a month. Six months is ₱7,200, or ₱1,200 a month. Twelve months is ₱12,600, or ₱1,050 a month. On the annual term you save up to ₱5,400.
Pro, normally ₱3,500 per month, costs ₱9,450 for three months, which is ₱3,150 a month. Six months is ₱16,800, or ₱2,800 a month. Twelve months is ₱29,400, or ₱2,450 a month. On the annual term you save up to ₱12,600.
Premium, normally ₱6,500 per month, costs ₱17,550 for three months, which is ₱5,850 a month. Six months is ₱31,200, or ₱5,200 a month. Twelve months is ₱54,600, or ₱4,550 a month. On the annual term you save up to ₱23,400.
The thirty percent annual discount is worth noting against how Philippine property cycles actually work. A commercial lease mandate or a land disposal rarely closes inside thirty days. Deals in this market move over quarters, not weeks, so a member paying month to month is often renewing anyway. Prepaying simply recognizes a commitment you were already making and prices it accordingly.
How to Choose the Right GRID Plan
Strip away the feature lists and the decision comes down to a few honest questions about your own situation.
- Choose Free if you have not used GRID before and you want to see your listing live and watch how buyers behave on the platform first. It costs nothing and it never expires.
- Choose Essential if your properties need to be findable on Google and you need the verified badge to be taken seriously. If you are a licensed broker or agent working real mandates, this is the realistic floor.
- Choose Pro if your inquiry volume is already pushing past ten a month, if you need to work confidential mandates, or if you want a permanent featured slot without paying tokens for it every month.
- Choose Premium if you run a team or a brokerage, if you hold enough mandates that any cap becomes an operational problem, or if unlimited private listings and three featured slots match the size of your book.
And whichever tier you pick, get verified first. Verification is what unlocks offers and contact details, and no amount of subscription spending substitutes for it.
Published Prices, Published Limits, No Negotiation

One last thing that deserves saying plainly. These are GRID standard prices, and they are permanent. There are no price cuts, no special rates for one member over another, and no pressure to decide today because a discount is about to disappear. The ₱1,500, ₱3,500 and ₱6,500 figures are the same numbers every member sees, and the prepaid discounts are available to everyone on the same terms.
That consistency is deliberate. A marketplace only works when every participant is operating under the same rules, and that includes what they pay to be there. A broker who pays the published rate is competing on the quality of their listings and the speed of their service, not on who negotiated a better deal behind the scenes.
If you are ready to put your listings in front of buyers who are already searching, get your properties verified, and work with market data instead of guesswork, start with the plan that fits where you are today and move up when your volume tells you to.
